Why Pompano Beach earns
Pompano Beach spent the last decade rebuilding its beachfront, and the result is a town that now has somewhere to send guests in the evening without sending them to Fort Lauderdale. The pier and the development around it changed the character of the beach end, and the rest of the city kept what it already had: a working inlet, deep-water dockage, and one of the better sportfishing fleets on this coast.
For an owner, Pompano is the Broward market where dock access most reliably shows up in the rate. A canal home with a dock and ocean access through the Hillsboro Inlet is a specific product with a specific guest, and that guest books longer and returns more often than the beach-block average. The city is also less saturated than Fort Lauderdale, which means a well-run listing is competing against fewer well-run listings.
Rates here sit below Fort Lauderdale for comparable property, and so do acquisition costs. Owners who look at Pompano on yield rather than on nightly rate usually find it holds up well.
The rules in Pompano Beach, handled
This is the part owners tell us takes the most time and carries the most risk. It is also the part we do not ask you to touch.
- Annual short-term rental permit
- Pompano Beach requires an annual permit under the Rental Housing Code, administered by Code Compliance. The permit year runs October 1 to September 30, and the permit is specific to the property and cannot be transferred with a sale. We file it and carry the renewal date.
- Multi-department inspection
- The city inspects across departments before it issues the permit. It can also revoke a permit for repeated neighbourhood problems, which makes how a property is run a licensing matter here and not only a review-score matter.
- State, county, and city credentials
- A state transient public lodging licence, a Department of Revenue certificate of registration, a Broward County business tax receipt, and a city business tax receipt are all required alongside the permit. We obtain and renew yours.
- Occupancy limit
- Two people per bedroom, and the property has to conform to its underlying zoning district.
- Twenty-four hour local contact
- The city requires someone reachable around the clock about the property. For the homes we manage, that is us.
- Permit fees
- Reported at 675 dollars for a single-family home or duplex and 750 dollars for a triplex or quadplex, with 50 dollar no-show and admittance-denied fees. Those figures come from a secondary source rather than the city schedule.Verify current fee at onboarding.

The state and county layer
This part is the same for every home we manage in Broward County, whatever the city requires on top of it.
- Florida vacation rental license
- The state licenses your property through the Department of Business and Professional Regulation once you rent the whole unit more than three times a year for stays under thirty days, or advertise it as regularly available. A single-unit licence is 170 dollars a year, with a 50 dollar application fee the first year. We apply for it and keep it current.
- Florida Department of Revenue registration
- Stays of six months or less are taxable, which means a sales tax certificate of registration before you take a booking. We register you.
- Human trafficking awareness
- Florida requires vacation rentals to train housekeeping and front-desk staff every year, keep signed acknowledgments, and post a bilingual awareness sign with the national hotline number. We handle the training records and the signage.
- Licence renewal
- State licences in this district expire on December 1 each year, on a fixed date rather than a year from issue. We carry that date.
- What the guest pays
- Roughly 11 percent on a short stay, made up of 6 percent state sales tax, 1 percent county discretionary surtax, and 6 percent Broward County tourist development tax.
