Why Miami Beach earns
Miami Beach needs no introduction to a guest, which is exactly why it needs a careful one to an owner. Demand is not the question here. Art Deco blocks, ocean on one side and the bay on the other, an international guest base, and a calendar that never fully empties mean a compliant, well-run property in a permitted zone does not struggle to book.
The question is whether your property is allowed to be one. Miami Beach regulates short-term rental more tightly than anywhere else we operate, and it enforces. Rentals of under six months and one day are prohibited across most of the island and permitted only in specific zoning districts. This is the market where the difference between a manager who handles compliance and a listing tool is the entire business.
For owners in a permitted district, that strictness is an asset. It caps supply. The operators who cannot or will not do the compliance work are not competing with you, and the rates reflect that.
The rules in Miami Beach, handled
This is the part owners tell us takes the most time and carries the most risk. It is also the part we do not ask you to touch.
- Prohibited in all single-family homes and many multifamily zones
- Miami Beach defines a short-term rental as a stay of less than six months and one day, and prohibits it in every single-family home and across a long list of multifamily districts including RM-1, RM-PRD, RM-PRD-2, RPS-1, RPS-2, CD-1, RO, RO-3, and TH. It is permitted mainly in higher-density and commercial districts. This is a yes or no answer about your address, not a negotiation, and if the answer is no we will tell you rather than take you on.
- Business tax receipt and resort tax registration
- Both are required before the property operates, and city code requires both numbers to appear in every advertisement and listing. We register the accounts and make sure the listings carry what the city requires.
- Condominium association letter
- A condo unit needs a letter from the association, dated within the previous sixty days, confirming that transient rental is allowed. It expires quickly by design, so we time it to the application rather than collecting it early.
- Municipal resort tax
- Miami Beach levies a four percent municipal resort tax of its own, on top of the state and county taxes, and it has to be collected on every stay and filed on the city schedule. We run that account.
- Penalties
- Penalties here are among the most severe in Florida and have been the subject of litigation, with the escalating schedule in the city code challenged as exceeding the penalty caps set by state law. The operative amounts change. We do not quote a figure, and we operate every property to current code.

The state and county layer
This part is the same for every home we manage in Miami-Dade County, whatever the city requires on top of it.
- Florida vacation rental license
- The state licenses your property through the Department of Business and Professional Regulation once you rent the whole unit more than three times a year for stays under thirty days, or advertise it as regularly available. A single-unit licence is 170 dollars a year, with a 50 dollar application fee the first year. We apply for it and keep it current.
- Florida Department of Revenue registration
- Stays of six months or less are taxable, which means a sales tax certificate of registration before you take a booking. We register you.
- Human trafficking awareness
- Florida requires vacation rentals to train housekeeping and front-desk staff every year, keep signed acknowledgments, and post a bilingual awareness sign with the national hotline number. We handle the training records and the signage.
- Licence renewal
- State licences in this district expire on October 1 each year, on a fixed date rather than a year from issue. We carry that date.
- What the guest pays
- Roughly about 13 percent on a short stay, made up of 6 percent state sales tax, a 1 percent county discretionary surtax, and a county tourist development tax that is not uniform across Miami-Dade.
Miami Beach, Surfside, and Bal Harbour levy their own municipal resort tax and sit outside the county convention development tax, so the arithmetic differs there from the rest of Miami-Dade.

Around Miami Beach
Sunny Isles Beach is a wall of oceanfront towers at the north end of the barrier island. The city permits short-term rental in multifamily units and licenses it per unit through Planning and Zoning, renewing each September, with individual building rules layered on top.
Surfside is a small, low-rise town between Miami Beach and Bal Harbour that draws quieter and longer stays than South Beach does. It permits short-term rental through a registration taken out per rental period, capped at three a year, so it suits an owner using the property themselves for part of the season.
Bal Harbour is the smallest and most tightly governed of the three, generally setting a six-month minimum with a certificate exception. We confirm the current position with the village and with your building before taking anything on.
