Vacation Rental Management in Hollywood
A beach town that kept its character, between Fort Lauderdale and Miami, with one citywide licence and two quite different rental markets inside it.
Why Hollywood earns
Hollywood is the rare Broward beach town that did not get rebuilt into towers. The Broadwalk still runs two and a half miles along the sand with low-rise buildings behind it, the beach is wide, and the whole place is quieter than Fort Lauderdale without being far from it. Guests who have outgrown the Fort Lauderdale strip but are not ready for Miami tend to end up here, and they come back.
For an owner, Hollywood splits cleanly into two markets. East of the Intracoastal, close to the Broadwalk, is beach rental territory: shorter stays, higher rates, heavier winter concentration. West of it, inland Hollywood is a different property at a different price with a different guest. The licence is the same on both sides, which surprises people, so the split is a pricing and positioning question rather than a permitting one.
The Hard Rock Hotel and Casino sits just west of the city and pulls a steady, year-round, non-seasonal stream of visitors into the area. That matters more than it sounds: it is one of the few demand sources in Broward that does not disappear in July.
The rules in Hollywood, handled
This is the part owners tell us takes the most time and carries the most risk. It is also the part we do not ask you to touch.
- Vacation rental licence under Chapter 119
- Hollywood licenses short-term rentals through Code Compliance under Chapter 119 of the code of ordinances. The application needs your state licence, your Department of Revenue certificate, city and Broward County business tax receipts, a building sketch by floor, and interior and exterior photographs covering rooms, pool or spa, fencing, trash receptacles, and parking. We assemble and file all of it.
- One citywide licence, beach and inland alike
- There is no separate beach-zone carve-out in Chapter 119. The same citywide licence applies whether your property is on the Broadwalk or inland, which is the opposite of what most owners here expect. Underlying zoning is still worth confirming parcel by parcel, and we do that.
- Occupancy limits
- Two people per bedroom overnight and three per bedroom at other times, subject to an overall cap for the property.
- Parking
- Guests park on site or in designated areas under Chapter 72. Parking on the swale or in the right of way is prohibited, and it is one of the more common sources of complaints here. We set the expectation in the listing and in the house rules.
- Owner-occupied exemption
- An owner-occupied property is exempt from supplying the state licence, on a notarised letter. If that is your situation, tell us early; it changes what we file.
- Recent amendments
- Chapter 119 was updated in 2021 and amended since to add occupant background checks and to clarify how a representative is registered. We track the amendments so your file stays current.

The state and county layer
This part is the same for every home we manage in Broward County, whatever the city requires on top of it.
- Florida vacation rental license
- The state licenses your property through the Department of Business and Professional Regulation once you rent the whole unit more than three times a year for stays under thirty days, or advertise it as regularly available. A single-unit licence is 170 dollars a year, with a 50 dollar application fee the first year. We apply for it and keep it current.
- Florida Department of Revenue registration
- Stays of six months or less are taxable, which means a sales tax certificate of registration before you take a booking. We register you.
- Human trafficking awareness
- Florida requires vacation rentals to train housekeeping and front-desk staff every year, keep signed acknowledgments, and post a bilingual awareness sign with the national hotline number. We handle the training records and the signage.
- Licence renewal
- State licences in this district expire on December 1 each year, on a fixed date rather than a year from issue. We carry that date.
- What the guest pays
- Roughly 11 percent on a short stay, made up of 6 percent state sales tax, 1 percent county discretionary surtax, and 6 percent Broward County tourist development tax.
