Why West Palm Beach earns
West Palm Beach is the mainland city that the rest of the Palm Beaches organise around. The waterfront and Clematis Street carry the downtown, the Kravis Center and the season calendar bring an older and higher-spending visitor, and the airport and Brightline station put the whole county within reach of a guest who never rents a car. It is also the gateway for the smaller towns south and north of it, which is why we treat it as our hub for that part of the county.
West Palm Beach is one of the more open markets in our footprint. There is no citywide ban on short-term rental and no citywide minimum stay, which is not true of every city we work in and is the first thing owners here are usually surprised by. What the city does ask for is registration, an inspection, and someone local who answers the phone.
The real constraint here is the building, not the city. Condo and homeowner associations set their own minimum stays and their own rules about guests, and those bind tighter than anything at city level. Working out what your association allows is the question that actually decides whether a property works, and we confirm it during onboarding before anyone commits to a plan.
This city is also how we cover the mainland Palm Beaches, from Lake Worth Beach south of it to Juno Beach in the north, so an owner anywhere in that stretch is dealing with the same team.
The rules in West Palm Beach, handled
This is the part owners tell us takes the most time and carries the most risk. It is also the part we do not ask you to touch.
- No citywide ban and no minimum stay
- West Palm Beach does not impose a citywide short-term rental ban or a citywide minimum stay. Owners are often told otherwise, and it is worth saying plainly: where a minimum exists here, it comes from your building or your association, not from the city.
- City rental business tax receipt and certificate of use
- The city requires this of all rental property, short-term or not, before it operates. We file for yours and keep it current.
- Code compliance inspection
- The city inspects before the registration is issued. We schedule it and meet the inspector.
- Local resident agent
- The city requires a local point of contact who can be reached about the property. For the homes we manage, that is us.
- Palm Beach County business tax receipt and tourist development tax
- The county requires a business tax receipt in addition to anything the city asks for, and levies a six percent tourist development tax on short stays. We obtain the receipt and run the tax account.
- Condominium and association minimum stays
- This is the constraint that decides most West Palm Beach properties. Downtown condo and loft buildings frequently set thirty-day or longer minimums, enforced by the building rather than the city. We read the declaration and confirm what yours allows during onboarding.

The state and county layer
This part is the same for every home we manage in Palm Beach County, whatever the city requires on top of it.
- Florida vacation rental license
- The state licenses your property through the Department of Business and Professional Regulation once you rent the whole unit more than three times a year for stays under thirty days, or advertise it as regularly available. A single-unit licence is 170 dollars a year, with a 50 dollar application fee the first year. We apply for it and keep it current.
- Florida Department of Revenue registration
- Stays of six months or less are taxable, which means a sales tax certificate of registration before you take a booking. We register you.
- Human trafficking awareness
- Florida requires vacation rentals to train housekeeping and front-desk staff every year, keep signed acknowledgments, and post a bilingual awareness sign with the national hotline number. We handle the training records and the signage.
- Licence renewal
- State licences in this district expire on December 1 each year, on a fixed date rather than a year from issue. We carry that date.
- What the guest pays
- Roughly 13 percent on a short stay, made up of 6 percent state sales tax, 1 percent county discretionary surtax, and 6 percent Palm Beach County tourist development tax.
Online platforms do not remit the tourist development tax in Palm Beach County. The host files it, monthly, and it is late after the twentieth. We register the account and file it for you.
You are responsible for collecting and remitting state sales tax and county tourist development tax. We set up and manage those accounts and filings as part of onboarding.
